Last week Management conducted a pre-construction walkthrough with ETC, the Association's engineer, and Culbertson Company of Virginia, the vendor selected to complete the repairs to retaining walls located at 1525 and 1526 N Colonial Court, in addition to some other minor retaining wall repairs in the community that will be less impacted. They have been working with Arlington County to obtain permits and recently received approval to proceed with this project based on the scope of work that was previously identified and agreed to through ETC. As a result, we wanted to reach out to the community and share some information about the upcoming project as well as impact and expectations for the duration of this project.
While a start date has not been firmly selected, the project is tentatively scheduled to begin in early December. This project is anticipated to take roughly 60-75 days to complete with noise and working hours are set to occur from 8 a.m. to 5 p.m. Monday through Friday. Culbertson will work with Arlington County to secure parking on N Ode Street and signs will be posted on relevant street poles to indicate the spaces are reserved for their use while they are working onsite. While the crew is working onsite the alleys behind these homes will be blocked for ingress and egress during normal working hours. After working hours the areas will be made available for people to pass through, but please note that construction material will be kept in those areas and the sidewalks will be covered in plywood to help protect the sidewalks from any potential damage. It is recommended that, during construction, residents keep windows and doors closed to prevent any dust intrusion into homes. A porta potty will be kept in the courtyard nearest to 1580 N Colonial Terrace. Crew members will be identified wearing yellow construction vests while they are onsite. Residents should not communicate or ask questions with the crew members directly while they are onsite, and questions should be directed to Management.
