Highgate Inspections and Design Guidelines
Posted on Mar 22nd, 2025

Highgate is a managed community in that homeowners must comply with the Design Guidelines to maintain consistency and coherence. Article VI, Section 2 (a) states: "To the extent that exterior maintenance is not provided for in a Supplementary Declaration, each Owner shall keep all Lots owned by him, and all improvements therein or thereon, in good order and repair, free of debris, all in a manner and with such frequency as is
consistent with good property management."  Over the next few months per the community Bylaws the Association will be conducting an inspection of all properties in the following areas: exterior paint colors, mullions on all the front windows, and compliance of any window replacements per the architectural guidelines, roofs including those in need of repair/replacement and colors, garage doors, brass fittings – lamps and doors ---, wrought iron work, and the condition of the exterior wood and window frames.  The inspection will also include all exterior brick work – stairs, driveways, and exterior walls – that need repair or power washing or both.  This year we will also inspect the maintenance of front yards and plantings.

If your property is in need of repairs, you will receive a letter listing what needs repair/replacement.  The Association's Declaration require that repairs be made in 15 days. If it is not possible to perform the repairs within this time frame, please contact Management concerning how and when you will make the necessary repairs and request an extension.

Concerning Windows:  If your windows do not have mullions, you can buy mullions and cut and fit them into your windows.  If you are considering replacing your windows you will want to purchase ones with the mullions embedded in the glass.  There are two window vendors - Pella and Marvin - that have the colors and embedded mullions that are compliant with the architectural guidelines.

Please refer to the Highgate website - https://www.highgaterosslyn.com/architectural-review/ - it provides the information about exterior and door colors, roofs,  and other property guidelines.  You can reach out to Management for additional information.

We again remind homeowners that all trash cans must be stored in the alcove under the front stairs or placed inside the garage.  No trash cans can be left in the driveway after pickup – they must be stored.  Owners will be cited in violation if they are outside when your home is inspected on non-trash days.

Thank you for your understanding and sense of community spirit as we conduct these inspections in the community.
