We want to update you on the progress of the waterproofing project and an upcoming repair that may impact owners driving in and out of the garages.

KGS has made considerable progress on the 1505-1507 terrace and nearly completed demoing the entire space. As a result, we wanted to inform residents of the next step in this project where KGS will be installing a hot, rubberized asphalt membrane to help provide waterproofing protection for the terrace and garage space in early September.

At the Board meeting on July 21 the Board approved revisions to the Design Guidelines effective the date of the meeting. This revision accomplished several changes worth being aware of including: 

The Association will soon begin a significant waterproofing and terrace replacement project affecting the 1505–1507 terrace units. This is expected to be a long, invasive, and demanding project that will take roughly 6-7 months until it has been completed for the first phase. Once work on this section is complete, the contractor will move directly to the 1501–1503 terrace unit which similarly will take roughly 6-7 months until it has been completed, meaning this project in total will last over a year towards the end of 2027.
