The Association will soon begin a significant waterproofing and terrace replacement project affecting the 1505–1507 terrace units. This is expected to be a long, invasive, and demanding project that will take roughly 6-7 months until it has been completed for the first phase. Once work on this section is complete, the contractor will move directly to the 1501–1503 terrace unit which similarly will take roughly 6-7 months until it has been completed, meaning this project in total will last over a year towards the end of 2027.

 

This project is necessary to replace the existing waterproofing system over the terraces and expansion joints at the building transitions. Construction will be disruptive, and we appreciate your patience and cooperation.

 

Residents must complete the following preparations before work starts:

• Remove all vegetation from the front terrace area if you wish to preserve it. Any remaining landscaping will be removed by the contractor.
• The terrace landscaping plots are Common Area. This means it is the Association's responsibility to maintain these areas, and residents may not plant their own personal plantings in these areas. At the conclusion of this project, the Association will install new plantings to replace the plantings that were removed at the direction of their Landscaping Consultant.
• Completely clear the front stoop and terrace areas, including:
• Welcome mats
• Flags and decorative items
• Furniture, planters, and personal belongings
• Remove or secure items hanging on interior walls near the front entrance, as construction vibrations may cause them to fall.

• Front door access will not be available except in emergency situations.
• Residents must enter and exit their homes through their garage entrances.
• Package deliveries should also be made through the garage.
• Owners should place a temporary label inside their garage to identify their specific garage for package deliveries.
• Garage doors will remain open for the duration of this project to ensure access for both the contractor and delivery drivers as needed.

Please note that if temporary shoring is required within the garage spaces, residents may be asked to move their vehicles. Pedestrian access will remain available, but vehicle access may be temporarily restricted.

 

The initial demolition phase is expected to last approximately 3–4 weeks and will include:

• Significant noise
• Dust and debris
• Building vibrations
• Construction generators in operation
• A portable restroom for the contractor will be located near the entrance to the 1505-1507 terrace.
• Limited parking availability in front of the terrace space due to construction and materials being stored in these areas.
• Front stoops for the 1505-1507 terrace homes will have their tile and grout completely removed in order to tie the waterproofing system into the terrace to ensure continuity and water protection over the entire terrace.

Residents in nearby terraces may also experience elevated noise and airborne dust.

 

To help protect your home:

• Keep all windows and doors closed and locked during construction.
• Avoid opening windows until work is complete, as dust entering through open windows will not be the contractor’s responsibility.

Protective boards will be installed over windows and other vulnerable areas during demolition.

 

Construction crews of approximately 6–8 workers will be on site wearing reflective safety vests and hard hats. Owners should not engage with the contractor and direct all questions to Management. The contractor has been advised not to respond to homeowner questions and direct them to reach out to Management regarding questions and concerns. 

 

Construction activities will generally follow Arlington County noise regulations:

• Crew arrival: 7:30 a.m.
• Noisy work begins: 8:00 a.m.
• Work concludes: 5:00 p.m.

No work is anticipated on weekends or holidays unless weather delays require schedule adjustments.
