2026 Revised Design Guidelines - Highgate OA

At the Board meeting on July 21 the Board approved revisions to the Design Guidelines effective the date of the meeting. This revision accomplished several changes worth being aware of including: 
  • Condensing the two prior parts of the guidelines to ensure consistency of information in different categories. Part two of the previous guidelines had information that should have been maintained in the first part, so the information was shifted to be in the same category referenced in the first part of the guidelines.
  • Mullions: Added a requirement that, upon the sale of the home, all mullions must be reinstalled back on the windows. Owners are still permitted not to have mullions on their rear windows as previously permitted in the guidelines. Mullions are still required at all times to be on the front windows.
  • Doors: Clarified that repainting doors with approved colors specified in the Design Guidelines do not require ARC approval. Also clarified that the installation of kickplates n doors is permitted without ARC approval.
  • Bird Feeders: Removed the ability for residents to place bird feeders on the property due to concerns around rodent and pests.
  • Garage Door Trim: Specifies that the trim around the garage door must match the trim on the rest of the building.
  • Exterior Lighting: Clarifies that exterior lighting on the front of homes requires ARC approval regardless of whether it is wired or solar. Also provides guidance on specifications regarding lighting on stairs to the entrance of the home.
  • Signs: Provides clarification on the types of house number signs that are permitted and specifications.
  • Trash Cans: Includes a provision that owners must have their unit number on the lid of their can.
  • Application Procedures: Clarifies that applications should be submitted electronically to the Association.
